Professional Cleaning & Maintenance Services in Dubai
Top Mop provides balcony cleaning in Dubai for apartments, high-rise towers, villas and terraces. Our balcony cleaning service covers floor tiles, grout, glass panels, railings, AC ledges and drains, using controlled water methods that keep runoff off your neighbours below. Fixed rates by balcony size, same-day slots across Dubai.

Studio balconies through to penthouse wraparounds in Marina, JLT, Business Bay and Downtown. Floor, walls, ceiling corners, sliding door tracks, glass panels and railings.
Operator note: window tracks hold more sand than any other part of a Dubai balcony. Most cleaners run a cloth along the top and move on. We lift the compacted sand out of the channel with a brush and vacuum, because wetting it first turns it into a paste that sets like grout.

Ground-floor terraces, podium decks and rooftop areas in Arabian Ranches, Dubai Hills Estate, Al Khawaneej and Mirdif. Larger surface areas, usually heavier soiling from garden debris, and almost always accessible to a floor scrubber, which cuts the hourly cost per square metre.

Glass balustrades, stainless steel and aluminium railings, glass panels and sliding doors. Railing bases collect the worst of it, since sand and water sit in the channel where the glass meets the metal. That junction is where rust starts.

Outdoor tables, chairs, loungers, and cushions are moved, cleaned, and returned. Fabric cushions and outdoor sofas are handled under sofa and upholstery cleaning when they need more than a surface wipe.

The split unit ledge, condensate line, drain cover, and the dead corner behind the planters. These three spots cause most repeat complaints, so each gets its own section below.

Here is what separates a professional balcony clean from a disaster.
Open a hose on a 30th-floor balcony and the water does not politely go down the drain. It sheets across the floor, finds the gap under the railing, and lands on the balcony below. Sometimes on laundry. Sometimes on a neighbour having coffee. In most Dubai towers it also breaches the building’s own rules.
Balcony drains are sized for rain, not for a pressure washer running at full volume. They block with sand within minutes, and once the drain backs up, the water goes over the edge.
Our method handles this in three stages. We clear and test the drain before any water comes out. We work with controlled low-pressure washing and a contained rinse rather than open hosing. Then we extract with a wet vacuum instead of letting the floor drain itself.
The result: your balcony gets properly washed, and nothing reaches the apartment below. If a technician arrives at your tower with a hose and no wet vacuum, that job is going to end in a complaint.
Most Dubai towers restrict water use on balconies. Some ban pressure washing outright. Others allow it with notice, during set hours, on weekdays only.
Buildings also commonly require contractor access approval, service lift booking, and the cleaner’s details filed with security in advance. Equipment goes through the service entrance, not the residential lobby.
We handle that coordination. Give us your building name and unit number when you book, and we contact management before the visit. What this means practically: same-day balcony cleaning is realistic in buildings we already work in, and needs a day’s notice in new ones.
Villa terraces and podium-level decks have none of these restrictions, which is why villa jobs are easier to schedule at short notice.
The most common Dubai balcony floor. Handles scrubbing and controlled pressure washing well. The tile is rarely the problem. The grout is. Grout is porous, holds sand and organic matter, and turns grey or black in shaded corners. Tile cleaning without grout scrubbing looks clean for about a week.
Common on villa terraces and premium balconies. Stone is porous and acid-sensitive. Limescale removers and strong acidic cleaners etch the surface permanently, leaving dull patches worse than the stain. We use neutral, surface-safe cleaners on stone and accept slower results over damage.
Popular on Palm Jumeirah and Creek Harbour terraces. Composite decking has a grain direction. Pressure washing across it, or at high pressure, lifts the fibres and leaves permanent fuzzing. We work along the grain at low pressure, always.
Infill holds sand, pet waste and odour, and the backing traps moisture against the tile beneath. Surface sweeping does nothing. This needs power brushing and infill treatment, covered properly under artificial grass cleaning.

Balcony cleaning Dubai price depends on size, surface condition, and how long it has been since the last clean. The quote you get on the phone is the amount on the invoice.
Booking balcony cleaning alongside deep cleaning or window cleaning cuts the per-item cost, since the team and equipment are already on site.
WhatsApp a photo of your balcony with rough dimensions. Fixed quote within 30 minutes during working hours.
A standard apartment balcony takes 90 minutes to two hours. A neglected one or a villa terrace takes three to five hours.
Ten minutes. We check the drain runs, test flow with a controlled pour, identify the floor material, and photograph existing cracks, rust marks, or chipped tiles. If the drain is structurally blocked rather than debris-blocked, we tell you then. That is a plumbing job, not a cleaning job.
Fifteen to twenty minutes. Furniture, planters, dead plants, leaves, twigs, dead insects and general debris moved out and bagged. Cobwebs cleared from ceiling corners and railing undersides.
Ten to fifteen minutes. Full dry sweep and vacuum of floor, corners, floor-wall junctions, railing bases, and door tracks. Dry removal first is non-negotiable in Dubai. Wet sand becomes sludge, blocks the drain immediately, and grinds into grout.
Ten to thirty minutes. Rust marks, hard water deposits, algae, mould, and grease each get a different product. Dwell time is what does the work here, not scrubbing pressure.
Thirty to ninety minutes. Floor scrubber or hand scrubbing on tile and grout, low-pressure washing where the building allows it and the surface suits it, neutral cleaners on stone. Grout lines worked separately from the tile face.
Twenty to thirty minutes. Glass panels and sliding doors washed and squeegeed for a streak-free finish, railings cleaned by material, AC ledge wiped down, door tracks detailed.
Fifteen minutes. Wet vacuum across the whole floor, drain flushed and flow re-tested, furniture returned to position, walkthrough with you before we leave.
Those cloudy white patches on your balcony glass are not dirt. They are mineral deposits left behind when Dubai’s hard water evaporates on the surface, usually from AC condensate drip, irrigation overspray, or rain.
Fresh deposits wipe off. Deposits sitting for months bond to the glass, and once they etch into the surface, no cleaning product removes them, because the damage is in the glass rather than on it.
We treat mineral staining with a dedicated water-spot remover and a controlled dwell time. Most of it lifts. Where etching has set in, we tell you honestly that what remains is permanent rather than selling you a second visit for the same result.
Prevention beats treatment here. Squeegee the glass after any water contact, and check whether your AC condensate line is dripping onto the panel.
The split unit on your balcony drips condensate. That water runs the same path every day, and over months it leaves a dark trail down the wall and across the tile, often with rust staining where it passes a metal bracket or railing base.
We clean the trail and treat the rust. Then it comes back, because cleaning treats the mark and not the drip.
The fix is the condensate line, not the cleaning. If the line is disconnected, cracked, or draining onto the floor instead of into the drain, get it corrected during your next AC service. Fix the line once, and the stain stops returning. Clean the stain alone, and you are booking the same job every quarter.
Pigeons nest on Dubai balconies constantly, especially behind AC units, on ledges, and in unused corners. Residents often stop using the balcony entirely rather than deal with it.
Dried droppings are the issue. Sweeping or dry-brushing them sends particles into the air, and that is exactly what you should not do. The material needs wetting down with a disinfectant solution first, then removal, then sanitising of the whole surface. Our technicians use gloves and masks for this work. It is handled as a contamination job, not a sweeping job.
Cleaning removes the mess. It does not stop the birds returning to a spot they have already chosen. If there is an active nest or repeat nesting, bird pest control and netting is the only thing that ends the cycle. We will say so rather than take a cleaning booking every six weeks.
Balconies in Dubai Marina, JBR, Palm Jumeirah and Dubai Harbour carry coastal humidity year-round. Add a north-facing balcony that never sees direct sun, and you get the conditions mould needs: moisture, shade and organic matter in the grout.
It shows first as black speckling in grout lines, then as grey patches along floor-wall junctions and behind planters that never get moved.
We treat it with an anti-mould solution, scrub the grout, and sanitise the area. Heavier growth, or growth spreading onto walls and ceilings, goes to mold cleaning as a separate treatment.
Practical step: move your planters 10cm off the tile and lift them onto feet. The permanent wet ring under a pot is where most balcony mould starts.
Surface & Method | Touch Dry | Full Use |
Porcelain / ceramic tile | 30–45 minutes | 1 hour |
Natural stone | 1 hour | 2 hours |
Composite decking | 1–2 hours | 2–3 hours |
Artificial grass | 2–3 hours | 3–4 hours |
Glass & railings | Immediate | Immediate |
Wet vacuum extraction is what makes those times realistic. A balcony left to air-dry after open hosing takes three to four times longer and often dries with water marks on the tile.
Book a morning slot and the balcony is usable the same afternoon.
Included: inspection and drainage check, debris and waste removal, cobweb clearing, dry sweep and vacuum, stain and mould pre-treatment, floor scrubbing or controlled pressure washing, grout cleaning, glass and railing cleaning, door track detailing, AC ledge wipe-down, drain clearing and flow test, water extraction, furniture moved and returned.
Not included: exterior façade glass reachable only from outside the building, structural drainage repair, tile or grout re-sealing, waterproofing, railing repair or re-painting, plant care and replanting, and removal of large furniture or construction waste.
On exterior glass, we clean the outside face of any panel reachable safely from inside your own balcony. Sealed glass on a tower façade is only reachable from the building’s exterior, which is a building-level job arranged through your management company. Any cleaner promising otherwise from inside your balcony is not telling you the truth.
Balcony cleaning in Dubai follows a clear calendar.
October is the heaviest month. Residents reopen balconies after a summer of non-use, and five months of accumulated dust comes off at once.
February through April bring shamal winds off the Gulf. A single strong shamal coats every balcony in the city overnight, and our phones run hot for the following three days. If a sandstorm is forecast, book after it, not before.
January and February fill with pre-Ramadan bookings, since majlis and terrace spaces get prepared for evening gatherings.
May through September is quiet for one-offs and busy for property managers preparing units between tenants.
Book October slots in late September. That month genuinely sells out.
Top Mop Cleaning Services LLC holds a DED trade licence and carries public liability insurance. Every technician is our own background-verified employee, not casual labour hired that morning.
Balcony work carries risk that indoor cleaning does not. Water near electrical outlets. Items that can go over a railing. Equipment moving through a tower service lift. Our technicians work from inside the balcony with surface protection in place, and we do not perform exterior façade work or anything requiring rope access.
If a technician damages your tiles, glass, railing, or furniture, our insurance covers it. Ask any balcony cleaning company in Dubai to confirm both the licence and the insurance before they bring a pressure washer onto your 30th floor.

A standard apartment balcony up to 10 sqm costs AED 150 to 200. A deep clean on the same balcony runs AED 250 to 350. Villa terraces between 25 and 60 sqm cost AED 500 to 900. Price depends on size and condition, confirmed before we start.
In many buildings, yes, with management approval and controlled low pressure. Some towers prohibit it entirely. We check your building’s rules before the visit and use scrubbing with wet vacuum extraction where pressure washing isn’t permitted. Results are comparable on tile.
Tile is fully usable within an hour of us finishing. Natural stone takes two hours, composite decking two to three, artificial grass three to four. Glass and railings are ready immediately. Wet vacuum extraction is what keeps those times short.
Yes. Dried droppings are wetted with disinfectant first, never dry-swept, because sweeping sends particles airborne. We remove, then sanitise the full surface. Cleaning costs AED 100 to 200. Where birds are actively nesting, netting is the only permanent fix.
Yes. Tables, chairs and loungers are moved, cleaned and returned as part of the job. Fabric cushions and outdoor sofas needing more than a wipe-down are quoted under upholstery cleaning, priced from AED 30 per seat.
Often, in buildings where we already hold access approval, and usually for villa terraces with no building restrictions. Call or WhatsApp early in the day. New towers typically need a day’s notice for service lift booking and security clearance.
A standard apartment balcony takes 90 minutes to two hours. A deep clean on a neglected balcony takes three hours. Villa terraces take four to five. Heavy bird fouling or blackened grout adds 30 to 45 minutes.
No. We clear and test the drain first, use controlled rinsing rather than open hosing, and extract with a wet vacuum instead of letting the floor drain itself. Open hosing on a high-rise balcony is how neighbours get soaked, and residents get building notices.
Most of them. Mineral deposits respond to a dedicated water-spot remover with proper dwell time. Deposits left for many months etch into the glass itself, and that damage is permanent. We tell you which you have during inspection rather than after payment.
Yes. Black speckling in grout and grey patches at floor-wall junctions are treated with an anti-mould solution, scrubbed and sanitised. Growth spreading onto walls or ceilings needs separate mould treatment. Lifting planters off the tile prevents most of it from returning.
Every three months for regular use, monthly for ground-floor balconies near construction or heavy traffic, and twice yearly as a minimum for lightly used ones. Sweep weekly between cleans and clear your drain cover, which takes under five minutes.
All of Dubai, including Marina, JBR, JLT, Business Bay, Downtown, Palm Jumeirah, Dubai Hills Estate, Arabian Ranches, JVC, Al Barsha, Mirdif, Deira, and Dubai South. We also serve Sharjah and the wider UAE.
