What's Not Included — And What to Book Separately

Not included in a standard handover clean: AC duct cleaning, pest control, painting and touch-ups, repairs of any kind, and damage such as chipped tiles, cracked glass, or burn marks. Curtain and upholstery cleaning are separate, as is exterior window cleaning above the ground floor.
Worth booking alongside: if the previous tenant had pets, add carpet cleaning and AC duct cleaning — odour lives in soft furnishings and ductwork, and no amount of surface cleaning removes it. Landlords sometimes require AC duct cleaning as a tenancy condition, so check your contract before assuming it’s covered.
A clean doesn’t fix damage. If there’s a hole in the wall, cleaning it won’t stop the deduction. Sort repairs separately and early.

Our Handover Cleaning Process
Property Walkthrough & Scope Confirmation
The supervisor walks the property with you, notes problem areas, and flags anything that’s damage rather than dirt. Ten to fifteen minutes, and it prevents disputes later.
Dry Work: Dusting, Cabinets & Storage
High-to-low dusting, inside all cabinets, wardrobes, and storage, appliances pulled out where safe. Dry work always comes first. Dusting onto a wet floor means doing the floor twice.
Wet Work: Kitchen, Bathrooms & Descaling
Degreasers on kitchen surfaces and the oven with proper dwell time, descalers on bathroom glass and chrome, mould treatment on grout and silicone. This is the longest stage and the one that decides your inspection result.
Floors, Glass & Finishing
Interior glass, frames, tracks and sills, then floors last, working backwards toward the door. Marble and wood get pH-neutral treatment; tile and grout get scrubbed.
Final Inspection & Handover Photos
The supervisor checks room by room against the inspection list. You get photos of the completed property, which is useful evidence if a landlord later claims the unit wasn’t clean at handover.

If your landlord or agent flags a cleaning issue within 48 hours of our visit, we return and re-clean that area free.
The conditions are honest ones. It covers cleaning, not damage, repairs, or anything outside the agreed scope. The property shouldn’t be re-occupied or have furniture moved back in between our visit and the inspection. When to Book — Handover Timing & Peak Season
Book two to three days before handover, not the morning of. Bathrooms and floors need drying time, and an agent walking on damp tile will note it.
The ideal sequence for move out: movers clear the property, we clean the empty unit, inspection happens the next day. For move in: previous tenant leaves, we clean, your furniture arrives.
June through September is peak season across Dubai as leases turn over and families relocate around the school year.
