Underground tanks hold far more sludge because they receive water first and sit undisturbed. They’re also confined spaces, which changes how the job is done safely.

Tank Types and How Method Changes

GRP and fibreglass sectional tanks are standard on commercial buildings. The panels clean well, but the joints between sections trap sediment and need extra attention.

Polyethylene tanks sit on most villa rooftops. The surface scratches under stiff brushes, and every scratch becomes a place algae settles. Soft brushes only.

Concrete tanks are usually underground. The porous surface holds biofilm and needs harder scrubbing plus longer disinfectant contact than a smooth-walled tank.

Stainless and galvanised steel tanks need rust inspection first. Cleaning removes rust particles but doesn’t stop the corrosion producing them, so we flag it in your report.

What's Included — And What Isn't

We’ll tell you when we see something outside our scope. A cracked concrete tank or a corroding steel one needs a contractor, not another clean.

Cleaning the Tank Doesn't Clean Your Pipes

This is the part most companies leave out, and it causes more disappointment than anything else.

Your tank is one part of the route water takes to your tap. Beyond it sit the distribution pipes, the water heater, and the fixtures. If those lines carry sediment or biofilm, cleaning the tank alone won’t change what comes out of your shower.

The practical test: if water quality improves noticeably after a tank clean and then declines within days, the tank was the problem, and it’s refilling from a dirty source. If nothing changes at all, the issue is downstream in the pipework or the heater.

Pipeline flushing and disinfection is separate work. We’ll tell you at inspection when the signs point that way rather than selling you a second tank clean that won’t fix it.

What Tank Cleaning Can't Fix

Cleaning removes what’s inside the tank. It doesn’t repair the tank.

Rust on steel tanks keeps returning because the metal is corroding. Cleaning removes the particles, not the cause.

Cracks in concrete tanks let groundwater and contaminants in. No clean seals that.

Failed or lifting liners on GRP and fibreglass tanks trap water behind them and need repair or replacement.

Broken lids and missing vent screens are why sand, insects, and light keep entering. We reseal what we can, but a damaged lid needs replacing or the tank re-dirties within weeks.

Persistent odour after a proper clean usually points to pipework, the water heater, or the incoming supply.

Confined Space Safety for Underground Tanks

An underground tank is a confined space. Restricted ventilation and low oxygen make it genuinely dangerous, which is the main reason this isn’t a job for a handyman or a resident with a bucket.
