Professional Cleaning & Maintenance Services in Dubai
Top Mop provides carpet cleaning in Ajman for homes, majlis, mosques, and commercial properties, using hot water extraction on-site and immersion washing at our plant for rugs. We handle wool, silk, Persian, and synthetic carpets across Al Nuaimiya, Al Rashidiya, Al Rawda, and the wider emirate, with free pickup and a fixed AED price agreed before we start.

Ajman properties run a wide mix of flooring. Villas with full majlis carpeting, apartments with fitted pile, mosques with hundreds of square metres of prayer carpet. Each gets a different setup.

Fitted carpets in bedrooms, living rooms, hallways, and staircases get cleaned on site with hot water extraction. Operator tip: clean hallways and staircases twice as often as bedrooms. Traffic lanes carry four to five times the soil load, so putting every room on the same schedule means paying to clean floors that didn’t need it.

Majlis carpets take constant sitting traffic, shoeless foot contact, and spills from coffee and food service. Most get cleaned in place so the floor seating doesn’t have to move. Coffee and cardamom marks are the most common majlis job we see, and they need acidic tannin treatment rather than general detergent. Scrub them with soap, and the colour sets permanently.

Hand-knotted Persian, Turkish, and Oriental rugs never get cleaned on your floor. Natural dyes bleed, and cotton foundations distort when soaked and dried in place. We collect them, wash by immersion at the plant, extract water centrifugally, and flat-dry under controlled conditions. Fringes are cleaned by hand. Turnaround is four to seven days.

Prayer halls, nurseries, and school floors need sanitization alongside soil removal. We work between prayer times or overnight so the space stays usable, cleaning large prayer carpets in sections with air movers running behind the crew.

Offices, showrooms, clinics, restaurants, and hotels get carpet work scheduled outside trading hours as part of commercial cleaning. Reception areas and corridors carry the visible wear, so those get attention more often than back offices.

Most companies list three methods and leave you to guess. Here’s the actual decision.
| Hot Water Extraction | Dry / Low-Moisture | Off-Site Immersion Wash | |
|---|---|---|---|
| Best for | Fitted carpets, majlis, heavy soil | Offices, quick turnaround | Persian, silk, wool, antique rugs |
| Dry time | 3–5 hrs with air movers | Under 1 hour | Returned fully dry |
| Turnaround | Same day | Same day | 4–7 days |
| Deep soil removal | Very good | Moderate | Excellent |
The rule is simple. Fixed to the floor means on-site cleaning. Lifts off the floor and is valuable or heavily soiled means the plant. Immersion washing removes more than any on-site machine, but you can’t immerse a fitted carpet.
| Service | Price (AED) |
|---|---|
| Small area rug (up to 2x3m) | 80 – 140 |
| Large area rug (3x4m+) | 170 – 260 |
| Persian / silk rug | 25 – 40 per sqm |
| Majlis carpet (standard room) | 200 – 400 |
| Fitted carpet (per room) | 150 – 300 |
| Full villa carpet package | 700 – 1,300 |
| Commercial carpet | 6 – 12 per sqm |
| Mosque/prayer hall | Quoted per site |
Pet stain treatment and specialist dye work are quoted separately when a carpet needs them, and you hear that figure before we begin. Nothing appears on the invoice that wasn’t agreed at booking.
Send photos on WhatsApp for a fixed quote within 30 minutes during working hours.
Pickup and delivery are free across Ajman for rugs and loose carpets. We collect, tag each piece, and return them to your door.
Standard turnaround is four to seven days. Thick wool and silk sit at the longer end because drying can’t be rushed without risking shrinkage or dye migration. Express 48-hour service is available, though we’ll tell you honestly when a rug shouldn’t be rushed.
We identify the fibre, test dye stability in a hidden corner, and log each stain by type. Ten minutes that prevents the mistakes that permanently damage carpets.
All dry soil comes out before water touches the carpet. In Ajman, this stage does the heaviest work, because most of what’s in your carpet is sand rather than sticky soil. A 3x4m wool rug from an Ajman villa routinely drops more than a kilo of dry sand on the dusting rack. Wet that sand first, and it becomes mud in the foundation.
Targeted enzymes and pre-spray go onto traffic lanes and individual stains, then dwell for eight to ten minutes. Skipping the dwell is why some carpets look clean while wet and dull once dry.
Fitted carpets get high-temperature extraction with dual-vacuum recovery, rinsed until the water runs clear. Loose rugs get full immersion at the plant with controlled agitation, then centrifugal water extraction.
Air movers push airflow across the pile, cutting on-site dry time to three to five hours. Plant-washed rugs dry flat in controlled conditions. Finally, the pile is groomed so it sits evenly.
Fibre decides heat, chemistry, and moisture. Get it wrong, and the damage doesn’t come out.
Wool needs pH-neutral chemistry and controlled moisture. Over-wet it, dry it slowly, and it felts and shrinks. Most majlis and Persian carpets are wool.
Nylon and polyester handle high-temperature extraction well and recover their pile. Standard in apartments and offices across Ajman.
Polypropylene shrugs off water-based stains but holds oily soil, so it needs a degreasing pre-spray rather than more water.
Silk loses its lustre under aggressive agitation and needs low heat with hand finishing.
Viscose is the fragile one. Soaked with the wrong solution, it yellows and stiffens for good. If a company quotes the same rate for a viscose rug as a nylon one, they haven’t identified the fibre. Ask them which it is.
Organic stains such as food, blood, and pet accidents need enzymes and cool treatment, because heat sets protein. Tannin stains from coffee, tea, and juice need acidic treatment, since alkaline detergent can turn a brown coffee ring permanently yellow. Grease and shoe scuffs need solvent applied to a cloth, never poured into the pile.
Pet urine is a backing problem. It crystallizes in the underlay, so surface cleaning lifts the mark and leaves the smell behind. It needs enzyme treatment at the source, and heavy cases need a second application.
Two honest limits. Bleach damage isn’t a stain; it’s missing dye, and only re-dyeing corrects it. And old stains that have been scrubbed hard by hand often have distorted fibres that stay visible after the colour lifts. We tell you which category yours falls into before taking payment.
Ajman sits between the open desert and the coast, and both work against your carpets. Fine sand blows in from the Sharjah border and construction sites, settling at the carpet base where household vacuums can’t reach. That sand is angular and hard, so every footstep drags it across the fibre like sandpaper. Carpets here don’t wear out from walking on them. They wear out from grit trapped underneath.
Coastal humidity adds the second problem. Moisture sits in carpet backing, and combined with year-round AC use, that produces the musty smell people notice when an apartment has been shut up for a few days. It also means drying matters more here, which is why we run air movers rather than leaving carpets to dry on their own.
Top Mop Cleaning Services LLC is a licensed, insured cleaning company. Our technicians are our own trained staff, not day labour hired per job.
If a carpet is damaged during cleaning, our public liability insurance covers it. That matters most on handmade rugs, where one wrong call on chemistry or drying costs thousands to put right. Ask any carpet cleaning company in Ajman whether they carry insurance before handing over a Persian rug. Most can’t answer.
Homes need professional cleaning twice a year because of the sand load. Households with pets, small children, or heavy traffic do better quarterly.
Majlis carpets used regularly for guests need cleaning every three to four months. Offices need quarterly deep cleaning with monthly attention to entrance areas, where most soil enters the building. Mosques and schools work on a seasonal or term schedule depending on footfall.
Pre-Ramadan is the busiest residential window. Majlis and living room carpets get booked out weeks ahead as households prepare for guests, so reserve two to three weeks early for a specific date.
Post-Eid is the second surge, clearing up after heavy hosting. Move-out season runs June through September as leases turn over, which is when move-in and move-out cleaning with carpet work gets tight. November through February is the quietest stretch and the fastest for drying.

Small rugs start around AED 80. Large rugs run AED 170 to 260, fitted carpets AED 150 to 300 per room, and a full villa package AED 700 to 1,300. Persian and silk are charged per sqm. The price is fixed before work begins.
Yes, free across the emirate for rugs and loose carpets. We collect, tag each piece, wash at our plant, and return to your door. Standard turnaround is four to seven days, with 48-hour express available for an added fee.
Three to five hours with air movers running. Without forced drying, it can stretch past eight hours in humid months, especially in coastal areas. Rugs washed at our plant come back completely dry.
Yes, but it needs enzyme treatment in the backing, not surface cleaning. Urine crystallizes below the pile, so cleaning the top removes the mark and leaves the smell. Severe cases need a second application, and odour usually clears within 48 hours.
Yes, at our plant. Hand-knotted wool and silk rugs need immersion washing, centrifugal extraction, and controlled flat drying, with fringes cleaned by hand. Cleaning them on your floor risks dye bleeding and permanent distortion of the foundation.
Often, yes, for on-site work when slots are open. Call or WhatsApp early in the day. Plant washing can’t be same-day, since drying thick piles alone takes longer than a single day.
Commercial carpet runs AED 6 to 12 per sqm depending on area size and soiling. Persian and silk rugs are AED 25 to 40 per sqm because they need immersion washing and hand finishing rather than machine extraction.
On-site cleaning of a standard room takes 45 to 90 minutes, and a full villa takes four to six hours. Plant washing takes four to seven days, including drying, which is the stage that can’t safely be rushed.
Often, yes. Coffee and tea are tannin stains needing acidic treatment rather than standard detergent. Older stains take multiple passes, and results depend on whether the dye has been permanently altered. We test first and tell you what’s realistic.
Yes. We use biodegradable, low-residue, pH-neutral solutions. Residue is the hidden problem with cheap cleaning, because it attracts soil and the carpet greys again within weeks. Once dry, the room is safe for children and pets.
Usually, which avoids moving floor seating and furniture. Heavily soiled majlis carpets, or ones with set-in food stains, get collected and washed at the plant for a noticeably better result.
Send photos of the carpet with your area and room count on WhatsApp. We confirm a fixed price and a slot, then either arrive on site or collect the rugs, depending on which method suits the carpet.
Call us. Book online. Or fill out the contact form. We’ll respond within two hours.
