Operator insight: if your office is under about 20 desks, a daily two-hour visit almost always beats a three-times-weekly four-hour visit. Same monthly hours, but washrooms and bins never get a day to fall behind, which is what people actually notice.

A 25-desk office in Business Bay on a daily/nightly contract at around AED 2,400 a month works out at roughly AED 96 per desk per month, or about AED 110 per working day for the whole office.
The ad-hoc alternative: booking per-hour cleaning three times a week at AED 30 an hour with a three-hour minimum comes to roughly AED 1,170 a month for far less coverage, no supervision, no consistent team, and no deep-clean cycle included.
Contracts also lock the rate. Ad-hoc bookings are priced at whatever the market is doing that week, and in the pre-Ramadan and pre-Eid rush that goes up.
The honest exception: if you have under eight staff and no client visitors, a twice-weekly ad-hoc booking is genuinely enough, and we’ll tell you that at the survey rather than pushing a contract.
Nightly, 7 pm to 11 pm. The most common Dubai office arrangement. Empty floor, full access to desks and meeting rooms, no disruption. Needs after-hours building access and security clearance.
Early morning, 5 am to 8 am. Good for buildings that restrict late working. Office is fresh when staff arrives. Tighter window, so the scope has to be realistic.
During working hours. Works for washroom servicing, pantry, and common areas. Desk cleaning suffers because people are at their desks.
Day porter. A cleaner on site through the working day handling washrooms, pantry, meeting room turnarounds, and spills. Standard for co-working spaces, client-facing offices, and anywhere over 60 staff.
Most offices end up on a nightly contract with a midday washroom check. Tell us your building’s access rules at the survey, since towers in DIFC and Business Bay each handle contractor passes differently.
This is the most common dispute in office cleaning contracts, so we settle it before signing.
Consumables mean hand soap, hand towels, toilet paper, bin liners, air fresheners, and dispenser refills. Two options:
You supply. You buy and stock them; we refill during every visit and flag when stock runs low. Cheaper, but someone on your side has to manage reordering.
We supply and manage. We stock, monitor, and refill everything on a fixed monthly rate. No reordering on your side and no Monday morning with empty dispensers.
Cleaning chemicals and equipment are always ours and always included. If a quote from anyone looks unusually low, check whether consumables are in it. That’s usually where the difference sits.
Cleaning contracts fail slowly. Standards drift over months, nobody logs it, and one day someone decides the company is useless.
Every contract runs on a written checklist agreed at the survey, covering each area and task by frequency. Cleaners sign off nightly. A supervisor visits your site on a set schedule to audit against that checklist, not just to check attendance.
You get a named contact, not a general line. When something is missed, it goes to that person and gets actioned the same or next visit, and it’s logged so we can see whether it’s a one-off or a pattern.
Washroom checks get a separate signed log, because that’s the area clients judge you on first.
Tell your named contact. We re-clean the affected area on the next scheduled visit at no extra charge, and for anything client-facing, we send someone sooner where the schedule allows.
Repeat issues in the same area get treated as a staffing or scope problem rather than a one-off. That usually means either the assigned cleaner needs retraining or replacing, or the scope and hours were set too tight at the survey and need revising. We’ll say which one it is.
Contract terms, including notice periods and any service-level commitments, are set in writing before you sign. Ask for them at the survey stage and read them. Any office cleaning company in Dubai that won’t put escalation and notice terms in writing isn’t one to sign with.
