Building Cleaning Dubai: Towers, Offices & Common Areas

Top Mop provides building cleaning in Dubai for residential towers, office buildings, villa compounds and mixed-use developments. Our building cleaning services cover lobbies, lifts, corridors, staircases, washrooms, basement parking and bin rooms, on daily contracts or one-off deep cleans. Fixed monthly rates, trained staff, and a supervisor who answers the phone.

Building Cleaning Services in Dubai — What We Cover

Professional cleaner wiping elevator doors in a polished commercial building lobby in Dubai

Residential Towers & Apartment Buildings

Common areas in high-rise towers across Marina, JLT, Business Bay and Downtown. Lobby, lift cars, lift lobbies on every floor, corridors, staircases, basement parking and waste areas.

Operator insight: residents judge a building by two things: the lobby and the lift car. A tower with spotless corridors and a smeared lift mirror reads as badly cleaned. We weight the schedule toward what people actually see every day.

Office & Commercial Buildings

Corporate offices, business centres and commercial towers. Reception, meeting rooms, workstations, pantries, washrooms and glass partitions, usually cleaned before 8 AM or after 6 PM. Single-tenant offices are often better served by office cleaning on its own contract.

Villa Compounds & Gated Communities

Shared corridors, entrance gates, community washrooms, guard houses, parking and walkways. Compounds in Arabian Ranches, Dubai Hills Estate and Al Furjan usually need less headcount than a tower but more travel between zones, which changes how we schedule the shift.

Mixed-Use & Retail Buildings

Buildings with retail at podium level and residential above. These need split scheduling, because retail hours and resident traffic peak at different times. Cleaning a retail entrance at 10 AM is wasted work.

Labour Accommodation & Staff Housing

Corridors, shared washrooms, canteens, laundry rooms and waste areas in staff accommodation. High occupancy means high frequency. These sites need twice-daily washroom servicing, not once.

Contract Cleaning or One-Off? Two Different Services

Most buildings need one of two things, and mixing them up is why quotes come back wildly different.

Contract cleaning means a recurring service with cleaners working set shifts in your building. You pay monthly. The scope is a checklist, the frequency is fixed, and a supervisor is accountable for it. This suits any building with daily footfall through common areas.

One-off cleaning means a single job with a defined start and finish. Post-construction handover, a deep clean before a tower reopens, a basement scrub, or a reset on a building that has fallen behind. You pay per job.

Plenty of buildings need both. A new tower gets a one-off handover clean, then starts a contract. A tired building gets a deep clean first, then maintains at a sensible monthly rate.

Tell us which you’re after when you call. Quoting a recurring contract against a one-off scope is how buildings end up paying for the wrong service.

Common Area Scope — Zone by Zone

This is the list a building manager actually compares when quotes arrive. Most companies say “shared spaces” and leave you guessing.

Entrance, Lobby & Reception

Entrance glass and door frames, floor cleaning and polishing, reception counter, seating, directory boards, mail room, and the entrance mat. Marble lobbies need buffing on a cycle, not just mopping. Dubai sand dulls polished stone within weeks.

Lifts, Lift Lobbies & Corridors

Lift car floors, walls, mirrors, handrails and door tracks. Lift lobbies and corridors on every floor, including skirting, light fittings within reach, fire extinguisher cabinets and signage. Lift door tracks collect grit and are the most commonly skipped item in this building.

Staircases & Fire Escapes

All flights, landings, handrails and staircase windows. Fire escapes get neglected because nobody uses them until they matter. We schedule them weekly rather than daily, but we schedule them.

Basement Parking & Service Areas

Parking bays, drive aisles, ramps, service corridors and plant room approaches. Basements need a ride-on or walk-behind scrubber-dryer, not brooms. Sweeping a basement moves dust around and settles it on parked cars, which generates complaints.

Bin Rooms & Garbage Chutes

Bin room washing and disinfection, chute hopper doors on every floor, and waste area deodorising. This is the number one source of smell complaints in Dubai towers. Chute hoppers need cleaning on both faces, since residue builds on the inside of the door. Persistent odour or insect activity needs pest control alongside cleaning, not instead of it.

Amenities, Pool Deck & Gym

Gym floors and equipment wipe-down, changing rooms, pool deck and surrounds, loungers and shower areas. Pool water treatment is separate and handled under pool cleaning.

How Many Cleaners Does Your Building Need?

Building

Typical deployment

Low-rise, up to 8 floors

1 cleaner, day shift

Mid-rise, 9–20 floors

2 cleaners, day shift

Tower, 21–40 floors

3–4 cleaners plus supervisor

Tower, 40+ floors

5–6 cleaners, split shifts

Villa compound, 30–60 units

2 cleaners

Office building, per 2,000 sqm

1–2 cleaners

Floor count alone doesn’t decide it. Three things change the number: how many lifts and staircases (each core adds work on every floor), whether there’s basement parking, and whether amenities are included.

We put a supervisor on site from three cleaners upward. Below that, a roving supervisor covers several buildings and visits yours at least twice weekly.

Be wary of a quote that undercuts everyone on headcount. Two cleaners cannot service a 30-floor tower, and the shortfall shows in month three when the novelty of a new contractor wears off.

Deployed Staff or Visiting Team?

Deployed staff work in your building on fixed shifts, every day. They know the building, residents recognise them, and problems get spotted early. This is the right model for any tower with daily common-area traffic.

Visiting teams arrive on a schedule, complete a scope, and leave. This suits smaller buildings, compounds with light shared areas, and offices needing three visits a week rather than daily cover.

Shift patterns matter more than people expect. A residential tower is best cleaned early morning, with lobby and lift touch-ups through the day. An office building is cleaned outside working hours. Retail podiums need servicing before opening and again at close.

Tell us your building’s rhythm, and we’ll build the shift around it rather than selling you a standard eight-to-five.

What Happens When a Cleaner Is Sick

This is the question that separates contractors, and almost nobody addresses it on their website.

Cleaners get sick. They take annual leave. They go home on long leave. A contract that quietly drops to half strength for three weeks is the most common complaint building managers have about their previous supplier.

Our arrangement: every deployed cleaner has a named relief from our pool. Absence is covered the same day, not the following week. Annual leave is scheduled with you in advance so you know when the replacement starts. The supervisor confirms attendance daily.

Ask any contractor you’re considering to put their cover arrangement in writing before you sign. If they won’t, you’ve learned something useful.

Building cleaning cost in Dubai is driven by headcount and hours, not floor count. A 20-floor building with two cores costs more than a 25-floor building with one.

Rates above assume a 12-month contract. Shorter terms carry a premium because mobilisation and staff allocation cost the same whether the contract runs three months or three years.

Send your building name, floor count and a rough scope on WhatsApp for a written proposal within one working day.

Who Supplies Consumables?

Another line item that makes quotes look different when they aren’t.

Consumables means bin liners, hand soap, paper towels, toilet rolls, air fresheners and washroom supplies. Cleaning chemicals and equipment are ours either way.

You supply. Lower monthly rate. You buy and stock consumables; we use them. Suits buildings with existing supplier arrangements or a procurement process.

We supply. Higher monthly rate, billed at cost plus a handling margin, with usage reported monthly. Nothing for you to order or store.

The honest comparison point: a quote that looks AED 400 cheaper per month is often a quote without consumables. Check which you’re reading before comparing two proposals.

Mobilisation — From Contract to First Shift

Standard mobilisation is seven to ten working days from the signed contract.

Site Survey & Scope Walk

Two hours on site. We walk every zone with you, count floors, cores, washrooms, and parking levels, and photograph the condition. The scope document comes from this walk, not from a template.

Headcount & Schedule Proposal

Two to three days. Written proposal with headcount, shift pattern, task frequency per zone, and monthly rate. You review and adjust before anything is signed.

Staff Allocation & Induction

Two to three days. Cleaners are named and allocated, then inducted on your building’s layout, scope, and any house rules from management.

Building Access & Security Clearance

Two to five days, and the step most likely to delay you. Access cards, security registration, and service lift arrangements go through your management company. Start this early.

Equipment & Store Setup

One to two days. Machines delivered, trolleys stocked, and a cleaning store allocated. We need a lockable store with water access. If the building has none, say so at survey stage.

First Shift & Supervisor Handover

Day one. The supervisor runs the first shift alongside the team and walks the building with you at the end of it. Adjustments to the schedule happen in week one, not month three.

Equipment That Actually Matters

Lobby and corridor floors need machine scrubbing on a cycle, with buffing for polished marble. Hand mopping alone leaves a film that builds up over months and turns a marble lobby grey.

Basements need a scrubber-dryer. Anything else moves dust onto cars.

Corridors and carpeted areas need HEPA filtration vacuums, because standard vacuums in a dusty climate push fine particles back into the air of an enclosed corridor.

Glass gets squeegee work, not spray and wipe. Internal glass, partitions, and entrance doors are included in every contract. Carpeted lobbies and corridors need periodic extraction, handled under carpet cleaning.

Facade, High-Rise Glass & Where Our Scope Ends

Our building cleaning contracts cover interiors and ground-accessible exteriors: entrance façade at ground level, canopies within reach, signage you can reach from the ground, boundary walls, external staircases and parking entrances.

They do not cover high-rise façade work. Cleaning glass above ground level on a tower exterior requires a building maintenance unit, suspended platforms or rope access, performed by specialist teams under a separate scope.

If your building needs that, we’ll tell you straight and point you to facade cleaning as a separate engagement rather than quoting it inside a common-area contract. Window cleaning covers internal glass and anything safely reachable.

Any contractor bundling full tower façade cleaning into a standard building contract is either subcontracting it without telling you or not planning to do it.

Post-Construction & Handover Cleaning

New and renovated buildings need a different crew profile. The work is debris removal, cement and paint spot removal, protective film stripping, grout haze cleaning, high-level dusting, and a full glass clean before handover.

It runs in two stages. A rough clean once trades are out, then a final handover clean after snagging. Doing one clean before snagging is finished means paying for it twice.

Priced per square metre at AED 8 to 15 depending on condition. Developers and contractors usually book this alongside deep cleaning for show apartments.

Quality Checks and How You’ll Know It’s Being Done

Every zone has a checklist with task frequency. Cleaners sign off daily, the supervisor verifies, and you get a monthly report covering attendance, completed tasks, consumables used, and anything flagged.

Washroom check sheets go on the back of the door, so residents and tenants see when the room was last serviced. It is a small thing, and it ends most complaints before they reach you.

Escalation is one named supervisor and one phone number. Issues raised before noon are addressed the same day. We don’t operate a ticket system that swallows your complaint.

How Building Cleaning Fits Your Service Charge Budget

For jointly owned buildings, cleaning sits in the approved service charge budget as a recurring annual line, usually one of the three largest alongside security and MEP maintenance.

What that means practically: your budget is set annually, so a contractor who comes in low and then raises rates mid-term creates a problem you can’t fix until the next cycle. Our rates are fixed for the contract term. If scope grows, we quote the variation separately rather than adjusting the monthly figure.

Three things push building cleaning cost up: additional cores, amenities added to scope, and frequency increases on washrooms. Three things bring it down: a 12-month term, consumables supplied by the building, and consolidating multiple buildings under one contract.

What’s Included — And What Isn’t

Included: all contracted common-area cleaning, machine floor work, internal glass, washroom servicing, waste collection to the bin room, bin room washing, supervision, equipment, cleaning chemicals, uniforms and monthly reporting.

Not included: high-rise facade and external glass above ground level, water tank cleaning, AC duct cleaning, pest control treatment, MEP maintenance, landscaping and irrigation, waste removal from site to landfill, garbage chute mechanical repair, and cleaning inside private units.

Several of those we provide as separate services, including water tank cleaning and AC duct cleaning. We quote them as their own scope so your cleaning contract stays comparable against other quotes.

Licensed, Insured & Background-Verified Staff

Top Mop Cleaning Services LLC holds a DED trade licence and carries public liability insurance. Every cleaner is our own employee, background-verified and trained before deployment. We do not subcontract building contracts to third-party labour suppliers.

That matters more here than on a one-off job. Deployed cleaners hold access to your building daily, often with keys to service areas. If a cleaner damages a lift interior, a marble floor or a resident’s property, our insurance covers it.

Ask any contractor to confirm licensing, insurance, and whether the cleaners are employed or supplied. The third question is the one that catches people out.

What Our Dubai Customers Say

Frequently Asked Questions

A deployed cleaner working six days a week costs AED 2,200 to 2,800 per month, and an on-site supervisor costs AED 3,000 to 3,800. A 30-floor tower typically runs AED 12,000 to 16,000 monthly. One-off deep cleans start around AED 3,500 for a mid-rise building.

Deployed cleaners work fixed shifts in your building every day and know it well. Visiting teams arrive on a schedule, complete a scope, and leave. Towers with daily common-area traffic need deployment. Small buildings and compounds are often better served by three visits a week.

Either party. If you supply consumables, your monthly rate is lower. If we supply, it is billed at cost plus handling with monthly usage reporting. Cleaning chemicals and equipment are always ours. Check which basis a quote uses before comparing two proposals.

Entrance and lobby, lift cars and lift lobbies on every floor, corridors, staircases and fire escapes, common washrooms, basement parking, service corridors, bin rooms and chute hoppers, plus amenities where contracted. Each zone has a defined task list and frequency in the scope document.

No. External glass above ground level needs a building maintenance unit, suspended platforms, or rope access, which is a specialist scope separate from a cleaning contract. We cover internal glass, entrance facade at ground level, canopies and signage within reach.

Rates quoted assume 12 months. Shorter terms carry a premium, because mobilisation and staff allocation cost the same whether the contract runs three months or three years. Rates are fixed for the term, with scope changes quoted as separate variations.

Roughly one cleaner for up to 8 floors, two for 9 to 20, and three to four plus a supervisor for a 21 to 40-floor tower. The real drivers are the number of cores, basement parking, and amenities, not floor count alone. We confirm headcount at the site survey.

Every deployed cleaner has a named relief from our pool, and absence is covered the same day. Annual leave is scheduled with you in advance. The supervisor confirms attendance daily. Get any contractor’s cover arrangement in writing before signing.

Seven to ten working days from signed contract. Site survey takes two hours, the proposal two to three days, and staff allocation and induction two to three days. Building access cards and security clearance take two to five days and are the usual cause of delay.

Yes, with a scrubber-dryer rather than brooms. Sweeping a basement lifts dust onto parked cars and generates complaints. Basement scrubbing is AED 3 to 6 per square metre as a one-off, or included in contract scope on a set cycle.

Yes, at AED 8 to 15 per square metre depending on condition. It runs in two stages: a rough clean once trades leave, then a final handover clean after snagging. Cleaning before snagging finishes means paying for the same work twice.
