Professional Cleaning & Maintenance Services in Dubai
Top Mop provides drain cleaning in Dubai for blocked sinks, showers, floor traps, balcony drains and main lines. Our drain cleaning services cover diagnosis, mechanical rodding, high-pressure jetting and CCTV drain surveys for villas, apartments, restaurants and commercial buildings. Fixed pricing quoted before we start, same-day callout across Dubai.

Slow sinks, standing water, and the smell that comes with both. Kitchen blockages are almost always grease, and grease sits in the horizontal run behind the cabinet rather than in the trap.
Operator insight: if your sink drains fine for a day after clearing and then slows again, the trap was emptied, but the pipe wasn’t. That’s a rodding job that should have been a jetting job.

Hair and soap scale in shower and bath traps, washbasin blockages, and floor gullies that back up when the shower runs. Floor traps in Dubai apartments often serve the shower, washbasin, and washing machine on one line, so a blockage shows in the room furthest from the problem.

Sand, dust, and leaf debris pack the outlet until water pools against the sliding door. Common after shamal winds. Often cleared during balcony cleaning rather than needing a separate callout.

Villa main runs, inspection chambers, manholes, gully traps and basement drainage. This is jetting territory, and it’s where a camera earns its cost.
Worth knowing: if the main line is clear but wastewater still backs up, the problem may be a full tank rather than a blocked pipe. We check that before quoting septic tank cleaning.

Heavy grease loading, floor channels, gully traps and the line between the kitchen and the trap. Restaurants need scheduled cleaning, not reactive callouts. A kitchen that blocks during service loses a night’s covers.
Grease escaping a neglected trap is the usual culprit, so we service both together under grease trap cleaning.

Half the companies ranking for this search are plumbers. We’re not, and the distinction protects you.
We clear drains. Diagnosis, rodding, jetting, descaling, camera surveys, trap and gully cleaning, debris extraction, flow testing.
We don’t cut into pipework. No pipe replacement, no section repairs, no fixture installation, no re-routing, no chasing walls.
Why that’s useful to you: a drain company that also sells pipe replacement has a reason to find a broken pipe. We don’t. If the camera shows a collapsed section, we show you the footage, tell you what it needs, and you appoint a plumber. We have no stake in the answer.
Most blockages never reach that point. The vast majority are grease, hair, scale, or sand, and they clear in one visit.
Your kitchen and bathroom waste pipes run a short branch from your unit into a shared vertical stack serving every apartment above and below you.
If the blockage is in your branch, it’s yours. If it’s in the stack, it’s the building’s, and clearing it from inside your apartment fixes nothing. The tell is simple: if your neighbour above or below has the same problem, or water backs up into your floor trap when nobody in your flat is using water, the stack is blocked.
Call building management before paying for a private callout. We also work directly for owners’ associations under building cleaning contracts.
Everything from the fixture to the boundary is yours, including the main run, inspection chambers and gully traps. No shared stack, no building management, no ambiguity. The upside is that we can access the full line through the chambers and clear it properly rather than working blind from a sink.
Dubai tenancy practice generally splits it this way. Day-to-day blockages caused by use, think hair, grease and food waste, sit with the tenant. Structural faults such as collapsed pipes, root damage, bad gradients or failing joints sit with the landlord. Shared stacks and common drainage sit with the owners association through the service charge.
Your tenancy contract overrides all of that, so read it before you argue.
Practical advice: get the diagnosis in writing before anyone pays. A AED 350 callout that proves the fault is structural turns into a landlord cost, and a camera survey is the evidence that settles it. Tenants who clear a blockage quietly and absorb the bill often pay four times over the year for a fault that was never theirs.
The single biggest cause. Hot oil goes down liquid, hits a cooler pipe, and sets on the wall of the pipe. Each use adds a layer until the opening is the width of a pencil. Pouring boiling water after it moves the problem further down the line.
Hair catches on the trap and soap residue binds it into a mat that holds everything else. Shower and bath drains, every time. An AED 15 drain strainer prevents most of it.
Fine sand washes off feet, balconies and terraces and settles in traps and gullies. Properties near active construction in Dubai South, Creek Harbour and Dubai Hills see it worst. It doesn’t dissolve. It accumulates.
Dubai water leaves mineral deposits inside pipework. Over years, the internal diameter narrows, which is why a villa that never had drainage trouble starts blocking every few months without anything changing. Descaling restores the bore. Clearing the blockage alone doesn’t.
Roots find damp joints in underground runs and grow into them. Villas in Jumeirah, Al Barsha and Arabian Ranches with mature landscaping are the usual cases. Jetting cuts them back. If they’ve cracked the pipe, the camera tells you.
Method | Best for | Duration | Where it fails |
Rodding/auger | Single fixture, trap-level blockage | 30–60 min | Punches a hole through grease, leaves the lining |
High-pressure jetting | Grease, scale, sand, roots, main lines | 1–2 hours | Fragile or damaged pipework |
CCTV survey | Recurring blockages, unknown cause | 45–90 min | Doesn’t clear anything by itself |
For a single slow sink, rodding is usually enough and costs less. For anything recurring, jetting scours the pipe wall back to full bore instead of just reopening a channel.
That difference is why a cheap clearing sometimes fails within weeks. The blockage was punched through, not removed.
Jetting is the right method most of the time. Not always.
Aged uPVC becomes brittle. Old cast iron corrodes from the inside and thins at the base. Pipework with already-failing joints, or runs with poor gradients and standing water, can give way under pressure. Blowing a joint inside a wall or under a floor slab turns a AED 400 job into a repair bill with the slab opened up.
So we check first. Pipe material, age, and condition at the access point. On an old villa or a building from the 1990s and earlier, we’ll run the camera before we run the jet, or drop to mechanical clearing where the pipe can’t take pressure.
Any company that quotes jetting over the phone without asking what your pipes are made of is guessing with your property.
A camera on a flexible rod goes through the line and shows you what’s actually there on screen. You watch it with the technician.
It’s worth paying for in four situations: the same drain blocks repeatedly, nobody knows where the blockage is, you suspect roots or a collapsed section, or you’re buying or handing over a property and want the drainage checked.
What it finds: grease and scale buildup, root intrusion, cracked or displaced joints, collapsed sections, standing water from poor gradients, and foreign objects.
What it saves: digging. Without a camera, tracing an underground fault in a villa garden means excavating on an educated guess. With one, you know the location and depth before a spade goes in.
You get the footage. If the fault is structural, that recording is what you hand your landlord or your plumber.
Supermarket drain cleaners are usually caustic soda- or sulphuric acid-based. Two problems.
They damage pipework. The reaction generates heat, which softens plastic pipe and accelerates corrosion in metal. Repeated use on the same line does more harm than the blockage.
They’re dangerous to whoever opens the trap next. If the chemical didn’t clear the blockage, it’s sitting in standing water in your trap. The technician who opens that is exposed to caustic splash. Tell us if you’ve poured anything down, and tell us what. Nobody judges. It just changes how we open it.
Enzyme-based maintenance products are different and fine for upkeep. They work slowly on organic buildup and won’t attack your pipes.

Drain cleaning cost in Dubai depends on where the blockage is, how long the run is, and whether there’s an access point. Price is confirmed before work starts.
Three things push it up: no accessible inspection chamber, a blockage beyond 15 metres, and chemicals already poured down the line. One thing brings it down: booking it before the drain stops completely.
WhatsApp a description of the problem and your property type for a quote within 30 minutes during working hours.
A single fixture takes 30 to 60 minutes. A main line with jetting takes one to two hours.
Ten minutes. We run water, check which fixtures are affected, and locate the nearest access point. Several fixtures slow at once means the problem is downstream of all of them.
Five minutes. Pipe material and condition checked, method chosen, price confirmed. You approve before anything starts.
Twenty to ninety minutes. Rodding, jetting, or a combination. On main lines, we work from the inspection chamber rather than through the house, which keeps the mess outside.
Ten minutes. Debris is flushed through and extracted at the chamber rather than left to settle further down and block again in a month.
Five to ten minutes. We run every affected fixture at full flow while watching the chamber. You get told what caused it and what prevents it from recurring.
Gurgling is the early warning. It means air is being forced past a partial blockage. Dealing with it then costs a fraction of dealing with it after the line closes completely.
Ten minutes. Debris is flushed through and extracted at the chamber rather than left to settle further down and block again in a month.
Blocked drains don’t wait for a convenient hour. Call early, and we’ll usually reach a Dubai property the same day.
We operate daily from 8:00 AM to 8:00 PM. Callouts outside those hours carry a surcharge of AED 200 to 400 depending on time and location. You’ll hear that number on the phone, not on the invoice.
If sewage is backing up into your property, stop all water use immediately, including the washing machine and dishwasher, and keep people away from the affected area until it’s cleared. Standing wastewater also attracts cockroaches, which is a second problem you don’t want.
Property | Interval |
Apartment, 1–2 occupants | Yearly check |
Family villa | Main line every 6–12 months |
Villa with mature garden | Main line every 6 months |
Restaurant / commercial kitchen | Monthly, with trap service |
Buildings with shared stacks | Annual stack jetting |
Between visits: strainers on every shower and sink, cooking oil into the bin rather than the sink, and a monthly enzyme treatment on kitchen lines. Those three habits prevent most callouts we attend.
Included: diagnosis, access location, mechanical rodding, high-pressure jetting where suitable, trap and gully cleaning, debris extraction, line flushing, flow testing, CCTV survey where booked, and a verbal report on cause and prevention.
Not included: pipe repair or replacement, section cutting, fixture installation or repair, excavation, re-routing or re-grading pipework, chasing walls or floors, septic tank emptying, and water tank work.
Where we find something structural, we show you the evidence and refer it on. Related work we do handle, such as sewage cleaning, is quoted separately rather than folded into a drain callout.
Top Mop Cleaning Services LLC holds a DED trade licence and carries public liability insurance. Our drainage technicians are background-verified employees trained on jetting equipment and confined-space awareness around manholes and chambers.
If our equipment damages your pipework, flooring or fixtures, our insurance covers it. That matters on this service more than most, because high-pressure equipment in the wrong hands on the wrong pipe causes real damage. Ask any drain company to confirm licensing and insurance before they put a jetting hose into your property.

Clearing a single fixture such as a sink, basin, or shower costs AED 200 to 350. Floor traps run AED 250 to 400, kitchen line jetting AED 350 to 600, and villa main line jetting AED 600 to 1,200. A CCTV survey is AED 450 to 900. Price is confirmed before work starts.
Usually, yes. Grease, hair, scale and sand clear in a single visit. What doesn’t clear in one visit is a structural fault such as a collapsed section, root damage or a bad gradient, because that needs pipe repair rather than cleaning. The camera tells you which you have.
When the same drain blocks repeatedly, when nobody knows where the blockage is, when you suspect roots or a collapsed pipe, or before buying or handing over a property. It costs AED 450 to 900 and saves excavating based on guesswork. You get the footage.
Generally, blockages from everyday use such as hair, grease and food waste sit with the tenant, while structural faults such as collapsed pipes, root damage or bad gradients sit with the landlord. Shared stacks are the building’s responsibility. Your tenancy contract overrides general practice, so check it.
Three usual reasons: the previous clearing punched a hole through the blockage rather than removing it, scale has narrowed the pipe permanently, or there’s a structural fault such as a crack, root intrusion, or poor gradient. Jetting fixes the first two. A camera identifies the third.
A family villa main line every 6 to 12 months, or every 6 months with mature garden landscaping. Apartments need a yearly check. Restaurants and commercial kitchens need monthly cleaning alongside grease trap service. Scheduled cleaning costs far less than emergency callouts.
A single fixture takes 30 to 60 minutes. A kitchen line with jetting takes about 90 minutes. A villa main line takes one to two hours, longer if there’s no accessible inspection chamber. A CCTV survey adds 45 to 90 minutes.
On sound pipework, yes. On brittle aged uPVC, corroded cast iron, or runs with failing joints, pressure can blow a joint. We check pipe material and condition before jetting, and use mechanical clearing where the pipe can’t take it. Any company quoting jetting without asking about your pipes is guessing.
Don’t. Caustic and acid-based products generate heat that softens plastic pipe and corrodes metal, and they rarely clear a real blockage. They also leave caustic liquid sitting in the trap, which is a hazard for whoever opens it. Enzyme maintenance products are safe for upkeep.
Your shared vertical stack is blocked, not your apartment’s branch. Clearing from inside your unit won’t fix it, and you’d be paying for work that doesn’t solve the problem. Report it to building management, who arrange stack clearing as a common-area cost.
Same-day in most Dubai locations, subject to availability. We operate daily 8:00 AM to 8:00 PM, with after-hours callouts at a surcharge of AED 200 to 400. If wastewater is backing up, stop all water use immediately, including appliances, until a technician arrives.
