Professional Cleaning & Maintenance Services in Dubai

Villa Deep Cleaning Services Dubai: Every Floor, Inside and Out

Top Mop provides villa deep cleaning services in Dubai for townhouses through to seven-bedroom family homes. A villa deep clean covers every floor, every bathroom, the kitchen inside and out, staircases, the majlis, garage, maid’s room, balconies and terraces. Teams sized to your villa, fixed pricing by bedroom count, finished in a day.

Professional cleaning team cleaning the marble floors, staircase, windows, and furniture inside a spacious luxury villa.

Villa Deep Cleaning Services in Dubai — What We Cover

Professional housekeeper wiping a decorative side table in an elegant villa living room with marble floors and luxury furniture.

Bedrooms, Living Areas & Majlis

Every bedroom, guest room, study, family room and formal living area. Surfaces dusted top to bottom, wardrobe exteriors and tops cleaned, skirting, door frames, light switches, mirrors and interior glass, floors vacuumed and mopped.

The majlis gets specific attention because it is used in bursts. It sits closed for weeks, collects dust on every surface, then hosts twenty people. We clean it as a room that has to be guest-ready, not as a room nobody uses.

Professional cleaner wiping the stainless steel extractor hood and grease filters in a modern kitchen.

Kitchens & Pantries

Inside and outside the oven, inside the fridge, extractor hood and filter, cabinet interiors and fronts, backsplash, countertops, sink and taps, appliance exteriors, and the floor including under the kickboards.

Operator insight: the extractor filter is the thing almost every villa has never had cleaned. Grease-saturated mesh is why a kitchen smells of last month’s cooking no matter how clean the surfaces look.

Professional cleaner using a squeegee to clean a frameless glass shower enclosure in a luxury bathroom.

Bathrooms & Wet Areas

Every bathroom, en-suite, powder room and maid’s bathroom. Toilets, showers, bathtubs, basins, taps and fixtures, shower screens, mirrors, tile and grout scrubbing, and limescale removal throughout.

Dubai water leaves heavy mineral deposits. Shower glass that looks permanently cloudy is usually limescale rather than damage, and it comes off with the right treatment and dwell time.

Professional cleaner wiping glass railings beside a marble staircase in a luxury villa.

Staircases, Landings & Balustrades

Treads, risers, landings, handrails, glass or metal balustrades, stair-level skirting and the wall surfaces alongside. A villa staircase is the highest-traffic surface in the house and the first thing people notice.

Professional cleaner washing a glossy epoxy floor in a modern villa utility area using a floor squeegee.

Garage, Maid’s Room & Service Areas

Garage floor swept and washed, storage and utility rooms, laundry room, maid’s room and bathroom, and the service yard. These rooms are in every Dubai villa and on almost no cleaning company’s scope list, which is exactly why they get skipped.

Professional cleaner wiping glass balcony railings on a modern luxury villa terrace in Dubai.

Balconies, Terraces & Outdoor Areas

Balconies, terraces, porch, entrance area, outdoor floors swept and washed, railings wiped, cobwebs cleared, accessible outdoor furniture cleaned. Heavier terrace work with pressure washing sits under balcony and terrace cleaning, and pool water treatment is handled separately.

Why a Villa Isn’t Just a Big Apartment

Companies that quote villas like oversized apartments get the job wrong, and you feel it on the day.

A villa has multiple floors, which means a staircase, landings, and a team that has to work vertically rather than across one level. It has double-height entrance voids where ceilings sit four or five metres up. It has outdoor space, a garage, service rooms and usually a majlis. It has more bathrooms than bedrooms in many cases, and bathrooms are the slowest rooms to deep clean.

It also has more glass, more door frames, more skirting, and more window tracks packed with sand.

The practical consequence: a 5BR villa isn’t double the work of a 2BR apartment. It’s closer to four times. Any quote that scales neatly by bedroom count was produced without someone thinking about the staircase, the voids, or the garage.

Full day, sometimes two

Bedroom count is a starting point, not the whole answer. Bathroom count, built-up area, number of floors, and how long since the last deep clean all move the number.

We size the team to finish in one day wherever possible. Spreading a villa deep clean across two days with a small crew means living around it for longer, and most families would rather lose one day completely than two days partially.

Furnished or Empty? It Changes the Job

This is the single most common reason a villa booking collapses on the morning, and nobody warns you about it.

Deep cleaning needs running water and electricity. Mopping, descaling, bathroom work, and vacuuming all stop without them. On an empty villa between tenants, or a newly handed-over property, DEWA is frequently disconnected or not yet activated in your name.

Check before you book. If you’ve just taken handover, the DEWA account activation needs to be done, and the connection live on site, not just applied for.

If the villa is empty and the supply is off, tell us at booking rather than on the day. We can bring water for limited work, but a full villa deep clean on a dry property isn’t possible, and a team standing in an empty house is a wasted slot for you and for us.

High Ceilings, Voids & Chandeliers — What We Can Reach

Villa entrance voids run four to five metres. Honest answer on what that means.

What we clean: ceilings, walls, cornices, vents and light fittings reachable with extension poles and ladders, which covers standard villa ceiling heights and most first-floor landings. Cobwebs in high corners, high-level dusting throughout, and accessible light fixtures.

What we don’t: chandeliers suspended in a double-height void, ceiling work requiring a scaffold tower, and anything needing fall-arrest equipment. Specialist access work is a different trade with different equipment, and we’d rather tell you now than send a cleaner up a ladder they shouldn’t be on.

The same applies to glass. Villa ground-floor exterior glass is cleaned, along with anything safely reachable from a balcony or terrace. Upper-floor exterior glass on a tall villa needs proper access equipment, handled under window cleaning as its own scope.

Villa deep cleaning cost in Dubai depends on size, furnishing, bathroom count, and condition. The quote is confirmed before the team is dispatched, and it doesn’t move afterwards.

Three things push the price up: a villa that has never been deep cleaned, heavy limescale across multiple bathrooms, and post-renovation dust. One thing brings it down: an empty property.

WhatsApp your bedroom count, community, and whether the villa is furnished. You’ll have a fixed quote within 30 minutes during working hours.

Our Villa Deep Cleaning Process — Step by Step

Walkthrough & Scope Agreement

Fifteen minutes. The supervisor walks the villa with you, confirms room count, flags anything needing special attention, and agrees what’s in and out. Scope is settled before anyone starts, not argued about at the end.

Floor & Surface Protection

Fifteen minutes. Protection down on finished floors and staircases where equipment and water are moving through. Marble and wood get covered on the routes the team will use repeatedly.

Top-Down Dry Dusting

One to two hours. Ceilings, cornices, vents, light fittings, walls, wardrobe tops, shelving and skirting. Always before any wet work. Dusting after mopping means doing the floors twice, which is how smaller teams lose an hour.

Kitchen Degreasing

One and a half to two and a half hours. Oven interior, fridge interior, extractor hood and filter, cabinet interiors and fronts, backsplash and all surfaces. The slowest room in the villa and the one people judge the result by.

Bathroom Descaling & Sanitising

Forty-five minutes to an hour per bathroom. Limescale treatment on screens, taps and tiles with proper dwell time, grout scrubbing, full sanitising. A villa with six bathrooms is a five-hour job in that category alone, which is why bathroom count drives the quote as much as bedrooms.

Floors, Stairs & Glass

One and a half to two hours. All floors vacuumed and mopped by surface type, staircase treads and balustrades, interior glass, mirrors, window tracks and sliding door channels.

Outdoor & Service Areas

Forty-five minutes to an hour and a half. Balconies, terraces, entrance, garage, laundry, maid’s room and service yard.

Supervisor Check & Handover

Thirty minutes. The supervisor inspects room by room against the checklist; the team corrects anything flagged, then you walk the villa together. Anything you’re not happy with gets fixed before we leave.

Once, after work

Post-renovation is its own category because construction dust is microscopic and settles for days after the work finishes. It needs repeated dry passes before wet cleaning, and it comes back twice before it stops. Booking a standard deep clean after renovation means paying for a second visit.

Move-In & Move-Out Villa Cleaning

On a move-in, clean before furniture arrives. The villa is empty, access is complete, and it costs less than the same job around boxes.

On a move-out, you’re protecting a deposit worth tens of thousands. Agents inspect ovens and extractor hoods, inside cabinets and wardrobes, bathroom grout and silicone, limescale on shower screens, AC vent grilles, window tracks, and behind appliances. We clean to that list because that’s where deductions come from.

Timing matters. Book two to three days before handover so bathrooms and floors dry fully, and schedule after the movers finish. Full scope sits under move-in and move-out cleaning.

Add-Ons Worth Booking on the Same Visit

Soft furnishings and specialist work aren’t part of a standard villa deep clean. Booking them on the same day avoids a second callout charge.

Move-in villas are the strongest case for the last two. You’ve no idea when the previous occupant last had the ducts or the tank seen to, and both affect what you breathe and drink from day one.

What You Can Do Before We Arrive

  • Clear surfaces and floors of personal items. The team isn’t paid to tidy, and tidying time is cleaning time.
  • Empty the sink and dishwasher. Three days of dishes eats an hour.
  • Secure valuables and documents. Standard practice with any trade in your home.
  • Decide on wardrobes and drawers. We clean interiors if they’re empty or you’re happy for us to work inside them. Say which.
  • Confirm pets are settled somewhere away from the work.
  • Tell us about delicate surfaces. Natural stone, untreated wood, antique pieces. Wrong product on the wrong surface causes damage that cleaning can’t reverse.

Thirty minutes of preparation reliably buys you an hour of actual cleaning.

Access, Parking & What the Team Needs

Villas are easier than towers, with fewer restrictions and no service lift booking. Still worth confirming.

The team arrives by van with equipment, so we need somewhere to park close to the entrance. In gated communities such as Arabian Ranches, Emirates Hills and Dubai Hills Estate, security may need visitor details in advance. Send the community name at booking, and we’ll handle the gate pass.

On site, we need one accessible water point and working power sockets on each floor. In large villas, an outdoor tap saves considerable time.

If you won’t be home, arrange key handover with a guard, a neighbour or the agent, and confirm the alarm code. Many clients attend the walkthrough, leave for the day and return for the handover check.

What’s Included — And What Isn’t

Included: all interior rooms and floors, kitchen inside and out including oven, fridge and extractor, every bathroom with descaling, staircases and balustrades, interior glass, mirrors and window tracks, high-level dusting within pole and ladder reach, wardrobe and cabinet interiors where accessible, garage, laundry, maid’s room and service areas, balconies and terraces, accessible ground-floor exterior glass, equipment, materials and supervision.

Not included: sofa, carpet, mattress and curtain cleaning unless booked as add-ons, swimming pool water treatment, garden and landscaping work, façade cleaning, upper-floor exterior glass, chandeliers in double-height voids, scaffold-access ceiling work, pest treatment, AC duct and water tank cleaning unless added, and repairs of any kind.

Several of those we provide as separate services. We price them separately so your villa quote stays comparable against anyone else’s.

When Dubai Villas Get Deep Cleaned

October is the busiest month of the year. Families return from summer travel, villas have sat closed through the heat, and everyone books at once. Slots fill two weeks ahead.

January and February bring pre-Ramadan bookings, with majlis and guest areas prepared for evening gatherings.

May and June see end-of-school-year moves, which is the heaviest tenancy turnover window in Dubai and drives move-in and move-out demand.

After any shamal, villas with large terraces and sliding doors get a wave of sand indoors regardless of how well sealed they are.

Book October in late September. It’s the one month where leaving it late means waiting.

How Often Should You Deep Clean a Villa?

Household

Interval

Family with children or pets

Every 3–4 months

Standard family villa

Every 4–6 months

Couple, lightly used villa

Every 6–8 months

Villa with large garden or near construction

Every 3 months

Holiday home or short-term rental

Between long bookings

Between deep cleans, regular residential cleaning keeps the villa maintained. The two work together: deep cleaning resets the property, regular cleaning holds the line.

If your villa has never been deep cleaned, start there before setting up any routine. Booking weekly cleaning on a villa that needs a reset means paying maintenance rates for work that needs a deep clean.

Licensed, Insured & Background-Verified Teams

Top Mop Cleaning Services LLC holds a DED trade licence and carries public liability insurance. Every cleaner is our own employee, background-verified and trained, not day labour hired for the morning.

On a villa job that matters more than usual. You’re letting six to eight people into a family home for a full day, often with keys handed over and nobody present. If a cleaner damages a marble floor, a glass balustrade, or a fixture, our insurance covers it rather than you absorbing it.

Ask any villa cleaning company in Dubai to confirm both the licence and the insurance, and ask whether the cleaners are employed or supplied. The second question catches more companies out than the first.

What Our Dubai Customers Say

Frequently Asked Questions

A furnished 3–4BR villa costs AED 1,200 to 1,800, a 4–5BR AED 1,600 to 2,300, and a 5–6BR AED 2,100 to 2,900. Empty villas cost roughly 20 to 30 percent less. Price depends on size, furnishing, bathroom count, and condition, confirmed before the team is dispatched.

Three for a townhouse, four to five for a 3–5BR villa, six for a 5–6BR, and seven or eight for anything larger. A supervisor attends every villa job to run the walkthrough at the start and the quality check at the end.

Yes, 20 to 30 percent less than the same villa furnished, because there’s no furniture to work around or belongings to protect. If you’re moving, book the deep clean before furniture arrives or after the movers leave. Cleaning around a half-packed house costs more and achieves less.

Yes. Deep cleaning needs running water and power for mopping, descaling, bathroom work, and vacuuming. On empty or newly handed-over villas, DEWA is often disconnected. Confirm the supply is live on site before booking, not just applied for.

Yes. HEPA vacuums, floor equipment, degreasers, descalers, grout products and glass tools all come with the team. Tell us at booking about delicate surfaces such as natural stone, untreated wood, or antique pieces, because those need different products.

It’s the best time to book it. The villa is empty, every surface is accessible, and it costs less than the same job furnished. Move-in villas are also the strongest case for adding water tank and AC duct cleaning, since you don’t know when either was last serviced.

Every three to four months with children or pets, every four to six months for a standard family villa, and every six to eight months for a lightly used one. Villas with large gardens or near active construction need it every three months. Regular cleaning between deep cleans holds the standard.

A 3–4BR villa takes 6 to 7 hours with four cleaners. A 5–6BR takes 8 to 9 hours with six. Large villas over six bedrooms sometimes need two days. We size the team to finish in one day wherever possible rather than stretching it across two.

All rooms and floors, kitchen inside and out including oven, fridge and extractor hood, every bathroom with limescale removal and grout scrubbing, staircases, interior glass and window tracks, high-level dusting, cabinet and wardrobe interiors, plus garage, laundry, maid’s room, balconies and terraces.

We clean ceilings, cornices, vents, and light fittings reachable with extension poles and ladders, which covers standard villa heights and most landings. Chandeliers suspended in double-height entrance voids need scaffold access and fall-arrest equipment, which is a specialist trade we refer out rather than attempt.

No. Many clients attend the walkthrough, leave for the day, and return for the handover check. If you won’t be there at all, arrange key handover with security, a neighbour or your agent, and share the alarm code. Our cleaners are background-verified employees.

No, those are specialist services priced separately. Sofa cleaning starts at AED 30 per seat and carpet cleaning at AED 5 per square metre. Booking them on the same visit avoids a second callout. Any company including them in a standard deep clean is doing a surface wipe, not a clean.

Construction dust is microscopic and keeps settling for days after work finishes. It needs repeated dry passes before any wet cleaning, and it resettles twice before it stops. Post-renovation cleaning starts from AED 2,500 and often runs two days. A standard deep clean won’t hold.

All villa communities across Dubai, including Arabian Ranches, Dubai Hills Estate, Emirates Hills, Palm Jumeirah, Al Barari, Damac Hills, The Springs, Jumeirah Park, Al Furjan, Mirdif, Nad Al Sheba, MBR City, and Dubai South. We also serve Sharjah and across the UAE.
