Professional Cleaning & Maintenance Services in Dubai
Top Mop runs a furniture cleaning service in Dubai covering everything you sit on, eat at, and store things in. Sofas, armchairs, dining sets, wardrobes, headboards, office chairs, and outdoor furniture, cleaned on-site at your home or office. Priced per item, matched to the material, with no surprise additions.

Most furniture cleaning companies in Dubai clean four things: sofas, carpets, mattresses and curtains. We clean the rest of the room too.

Three-seaters, L-shapes, corner units, recliners, loveseats and ottomans in fabric, leather, velvet and microfibre. Priced per seat, so an eight-seat sectional costs roughly what two three-seaters cost.
Detailed method, fabric-by-fabric breakdown and full pricing sit on our sofa cleaning page.

The most-used furniture in any home and the least often cleaned professionally. Upholstered dining chairs absorb food, grease, and spills into the seat pad. Wooden chairs collect grime in the spindles and joint lines where a cloth never reaches.
Operator insight: clean the whole set at once, not the two chairs that look worst. Cleaned seats sitting beside uncleaned ones make the difference obvious, and nobody is happy with that result.

Wardrobe exteriors and tops, sideboards, chests of drawers, display cabinets, console tables and shelving. Wardrobe tops are where Dubai dust settles heaviest, because they sit above eye level and nobody looks.
Interiors get cleaned when empty or when you’re happy for us to work inside them. Say which at booking.

Upholstered bed frames, fabric headboards, divan bases and bedroom benches. Headboards collect hair oils and sweat along the contact line and are almost never cleaned.
Mattresses themselves are their own service, covered under mattress cleaning. Book both together, and the bedroom is finished in one visit.

Task chairs, executive chairs, meeting room seating, reception sofas, desk surfaces and partition panels. Office chairs take more daily wear than any sofa in a home, eight hours a day, five days a week.
Fleet cleaning works out cheapest per chair. Most offices book this alongside office cleaning and have it done over a weekend.

Majlis benches, floor cushions, bolsters and backrest panels. Used in bursts, closed up between gatherings, and heavily loaded during Ramadan and Eid. January and February fill fast for this reason.

Patio sets, loungers, rattan and synthetic weave furniture, and outdoor cushions. Sand, sun and humidity work on outdoor pieces harder than anything indoors, and the weave traps grit that brushing alone won’t lift.

Here’s the thing the whole industry gets wrong. A dining room has six chairs, a table, a sideboard, and a display cabinet. Only the chairs are upholstered. Call most companies, and they’ll clean the chairs and leave the room half done.
Your furniture is fabric, leather, solid wood, veneer, glass, marble, metal and woven synthetic, often several of those in one piece. A dining table with a marble top and timber legs needs two different products in the same job.
We clean the hard pieces as well as the soft ones. Not restoration work, cleaning: dust extraction from carvings, joints and weave, surface cleaning with products matched to the material, and conditioning where the surface calls for it.
That means one visit finishes the room instead of half of it.
Cotton, linen, polyester, microfibre, chenille, velvet and suede. Method follows the fibre: hot water extraction on durable water-safe fabrics, low-moisture dry compound on velvet, suede and delicates. Velvet and suede are never steamed, because water marks on them are usually permanent.
Dust extraction from carving, grooves, and joints first, then cleaning with a wood-safe product and conditioning where the finish is dry. Veneer is thin and lifts when it gets wet, so edges and seams stay dry throughout.
Wood in Dubai dries out faster than most people expect. Constant air conditioning strips moisture from timber the same way it does from leather, and the first sign is a dull, thirsty look on surfaces that used to have depth.
Cleaned with a pH-balanced leather cleaner, never shampooed, then conditioned. Faux leather peels if treated with the wrong solvent, so we identify which you have before anything touches it. Dubai’s AC dries genuine leather hard, which is why conditioning every six months beats annually here.
Glass tops and cabinet fronts get squeegee work for a streak-free finish. Marble and natural stone are porous and acid-sensitive, so limescale removers and strong acidic cleaners are out. They etch the surface permanently and leave dull patches worse than the stain. Neutral cleaners only, and slower results beat damage.
Metal frames and legs are wiped and polished to finish. Rattan and synthetic weave need brushing and extraction to pull grit out of the weave rather than pushing it deeper, then controlled moisture so natural rattan doesn’t swell.
Upholstered furniture carries a care code, usually on a tag under a cushion or on the frame underside. Four letters decide the method.
W means water-based cleaning is safe. S means solvent only, no water. WS means either works. X means vacuum only, no liquid at all.
A technician who skips that tag is guessing with your furniture. Steam an S-coded suede chair and you get water rings; nothing will lift.
When the label is missing, which happens on older and imported pieces, we test a hidden area before committing. On hard furniture there’s no label, so the check is the finish itself: sealed, waxed, oiled or raw timber; each takes a different product.

Furniture cleaning cost in Dubai depends on item count, material and condition, not on your postcode. The quote you get on the phone is the amount on the invoice.
Send a photo of what needs cleaning with a rough item count on WhatsApp. Fixed quote within 30 minutes during working hours.
Per-item pricing makes sense for one sofa. It gets expensive when you’re cleaning out an entire villa.
Package | Covers | Price (AED) |
Apartment, 1–2BR | Sofa set, dining set, 2 headboards | 450 – 700 |
Apartment, 3BR | Sofa set, dining set, 3 headboards, wardrobes | 700 – 1,100 |
Villa, 4–5BR | All seating, dining, headboards, wardrobes | 1,200 – 2,000 |
Villa, 6BR+ | Full house including majlis | From 2,000 |
Office, per 20 chairs | Task and meeting seating | 400 – 600 |
Packages work out 20 to 30 percent below the per-item total, because the team is already on site with the equipment set up.
Best time to book one: when you’re moving in before the furniture is placed, after a renovation, or as part of a villa deep clean so the whole property is done at once.
A single sofa takes 45 to 60 minutes. A full dining set takes 60 to 90. A whole-home package runs most of a day.
Five to ten minutes. We identify every material, locate care labels, and photograph existing damage, worn patches, and old stains so there’s no dispute later about what was already there.
Two minutes per fabric. A damp white cloth on a hidden section. Colour transfer means water-based cleaning is off and we switch to a dry method. On wood, the same principle applies to the finish.
Ten to twenty minutes. HEPA vacuum across fabric surfaces, then use crevice tools through seams, piping, under cushions, into carving, joints, and weave. Dry removal always comes first, because wetting Dubai sand before lifting it grinds it into the fibres.
Five to twenty minutes. Each stain identified and treated with the right agent. Oil and grease need a degreaser. Coffee, tea and juice need something different. One product on everything is why most DIY attempts set the stain permanently.
Twenty to sixty minutes. Hot water extraction, low-moisture compound, leather cleaner, wood-safe product, or neutral stone cleaner, applied per piece rather than per room.
Ten to twenty minutes. On wet-cleaned fabric, repeated extraction passes until the return water runs clear and the fabric reads barely damp. On wood, leather, and stone, buffing to an even finish with no residue.
Ten minutes. Pile groomed on fabrics, surfaces checked for streaking, furniture returned to position. We walk it with you before leaving.
Item & method | Touch dry | Safe to use |
Cotton or linen, extraction | 3–4 hours | 5–6 hours |
Polyester or microfibre, extraction | 2–3 hours | 4 hours |
Velvet or suede, dry clean | 1 hour | 2–3 hours |
Leather, clean and condition | 30 minutes | 1–2 hours |
Wood, glass, marble, metal | 15–30 minutes | Immediate |
Outdoor cushions | 4–6 hours | Same day in sun |
Those times assume AC running at 23 to 24 degrees with cushions stood on edge. In a closed room with the AC off, add three to four hours and risk a musty smell developing in the foam.
Book a morning slot and the room is usable by evening.
We move what can be moved safely: dining chairs, side tables, ottomans, lighter pieces, and anything that needs shifting to reach what we’re cleaning.
We don’t move wardrobes, beds, large sideboards, pianos, heavy marble pieces, or anything mounted to a wall. Not caution for its own sake. Dragging a loaded wardrobe damages both the wardrobe and your flooring, and that’s a repair bill rather than a cleaning job.
What helps before we arrive: clear the tops of cabinets and sideboards, empty the dining table, take fragile ornaments off display units, and remove anything stored under beds or sofas. Fifteen minutes of that buys real cleaning time.
Cleaning is not restoration. These need a furniture restorer or an upholsterer, and we’ll say so at inspection rather than take the booking:
A protective treatment can be applied to fabric upholstery after cleaning. Worth being straight about what it does.
It makes liquid bead on the surface instead of soaking straight into the fibre, which buys you time to blot a spill before it becomes a stain. That’s the benefit, and it’s a real one in a house with children.
What it doesn’t do: stop dirt accumulating, prevent wear, remove the need for cleaning, or last forever. It wears off with use and needs reapplying after each clean.
We’ll apply it on request. We don’t push it, and we don’t pretend it replaces cleaning.
Villas and apartments across Dubai, done on site in a single visit. Holiday homes and short-term rentals between bookings, where turnaround speed matters more than anything.
On the commercial side: offices, hotel lobbies and rooms, restaurant and cafe seating, clinic waiting rooms, salon chairs, showroom display seating, school and mosque furniture.
Commercial clients get scheduled contracts rather than one-offs, because high-use seating needs quarterly attention. Contract rates run below one-off pricing, and we work after hours so nothing interrupts trading. Pairs naturally with commercial cleaning where both are needed.
Included: material identification, care label check, colourfastness testing, HEPA vacuuming, stain pre-treatment, cleaning by material, conditioning on leather and dry timber, moisture extraction, deodorising on fabric, final inspection, and moving of light furniture.
Not included: upholstery repair, re-covering, re-stuffing, foam replacement, French polishing, re-staining, veneer repair, structural joint work, moving heavy furniture, curtain cleaning, and guaranteed removal of ink, bleach or set dye transfer.
Carpets and rugs are a separate service under carpet cleaning, priced by the square metre.
Item | Interval |
Sofas, households with kids or pets | Every 3–4 months |
Sofas, standard household | Every 6 months |
Dining chairs | Every 4–6 months |
Headboards and bed frames | Every 6 months |
Wardrobes and hard furniture | Every 6–12 months |
Office chairs | Quarterly |
Outdoor furniture | Every 3 months |
Majlis seating | Before Ramadan, after Eid |
Between cleans, vacuum upholstery weekly with the right attachment and blot spills immediately. Blot, never rub. Rubbing drives the spill into the padding, which is how a cleanable stain becomes a permanent one.
Top Mop Cleaning Services LLC holds a DED trade licence and carries public liability insurance. Every technician is our own background-verified employee, trained on material identification and upholstery equipment, not day labour hired that morning.
That matters on this service specifically. Water extraction equipment working next to a veneered sideboard, or the wrong product on a marble top, causes damage that cleaning can’t reverse. If our technician damages your furniture or flooring, our insurance covers it rather than you absorbing it.
Ask any furniture cleaning company in Dubai to confirm both before they bring equipment into your home.

Fabric sofas cost AED 30 per seat, upholstered dining chairs AED 15 each, wooden dining chairs AED 20, and wardrobes AED 60 to 150. Whole-home packages run AED 450 to 700 for an apartment and AED 1,200 to 2,000 for a 4–5BR villa. The minimum booking is AED 150.
Yes. Tables, wardrobes, sideboards, cabinets, desks and wooden chairs. That means dust extraction from carving and joints, cleaning with wood-safe products, and conditioning where the finish has dried out. It’s cleaning, not restoration, so French polishing and veneer repair are referred out.
Wet-cleaned cotton and linen are usable after five to six hours, polyester and microfibre after four. Dry-cleaned velvet and suede take two to three hours. Leather takes one to two. Wood, glass, marble and metal are usable immediately.
No. We move dining chairs, side tables and lighter pieces ourselves. We don’t move wardrobes, beds or heavy marble furniture. What helps is clearing cabinet tops, emptying the dining table, and removing fragile ornaments and under-bed storage.
Yes. Patio sets, loungers, rattan and synthetic weave, and outdoor cushions, priced at AED 200 to 400 per set. Weave needs brushing and extraction to pull grit out rather than push it deeper. Cushions take four to six hours to dry, less in direct sun.
Sofas every three to four months with children or pets and every six months otherwise. Dining chairs every four to six months, headboards every six months, hard furniture every six to twelve months, office chairs quarterly, and outdoor furniture every three months in Dubai conditions.
A single three-seater sofa takes 45 to 60 minutes. A full dining set takes 60 to 90 minutes. A whole-home package for a villa runs most of a day with two technicians. Hard furniture is faster than upholstery because there’s no drying stage.
Yes, at AED 15 per upholstered chair and AED 20 per wooden chair. Clean the full set rather than the worst two, because cleaned seats beside uncleaned ones make the difference obvious. A six-chair set with the table takes about 90 minutes.
No. Steam suits W and WS coded fabrics like cotton, linen and polyester. It damages velvet, suede and S-coded materials, leaving permanent water marks, and it has no place near wood, veneer or leather. We check the care label and run a colourfastness test before choosing.
Yes. Task chairs at AED 25 to 35 each, meeting and reception seating, desks and workstations. Offices usually book fleet cleaning over a weekend so it doesn’t interrupt the working week. Quarterly contracts cost less per chair than one-off bookings.
Sun fade, water rings and heat marks in wood finishes, lifting veneer, cracked or peeling leather, torn seams, broken frames, and ink, bleach or set dye transfer. Those need a restorer or upholsterer. We tell you at inspection rather than after you’ve paid.
All villa communities across Dubai, including Arabian Ranches, Dubai Hills Estate, Emirates Hills, Palm Jumeirah, Al Barari, Damac Hills, The Springs, Jumeirah Park, Al Furjan, Mirdif, Nad Al Sheba, MBR City, and Dubai South. We also serve Sharjah and across the UAE.
